November was officially my highest grossing revenue month since August 2020.  Granted, I have higher expenses now so my actual income isn’t as high, but this is definitely a good sign and things are progressing nicely with my online business as of late.

The thing that's even better about this is that I spent a week in November traveling to see family and didn’t really get too much work done during that time.

But this month wasn't without some new and exciting developments for my online business included my first sale of my Keyword Research Made Easy course to someone who joined my email list a few days prior.  

To me, this is very exciting because it isn't someone who joined the pre-sale list, it's someone who was a brand new potential student and found enough value in my course to sign up.

You’ll notice throughout the report that most of my sites made more from Ezoic this month and that’s because I signed a contract my display ad provider over the next three years for all of my sites.  This enabled me to qualify for a higher tier and better paying opportunities.

This month my total income after expenses was $18,289.00 which comes out to $610 in profit per day.

Personal Life Update

It was great to visit Illinois to see my family in November.  Everybody is doing well, and we were able to see all of our close friends that we could fit into our schedule.

I have to say that my number one favorite thing about visiting Illinois, aside from seeing my family and friends, is that I finally got to drive a Tesla.

Most of you probably don't know this, but I've been fond of those cars since they came out but never actually drove one.  

We,, now I've driven one....and I want it.

We got the chance to rent one out through Turo (which is like an Airbnb for cars) and it was nothing short of awesome.  I absolutely love how minimalistic the car is on the inside, the self-driving feature is pretty mind-blowing for a first timer, and it has some pretty insane acceleration.

Truth is, I’m really not much of a car guy but this car has won me over. 

So, my wife and I have plans to potentially buy one in the future.

How will I afford it…?

Something that’s been going on recently that I hadn’t mentioned last month is that I’m selling a condo that I’ve owned in the city of Chicago since 2014.  I’m doing this mainly because my wife and I don’t want to have to manage a rental property across the country while we live in Nevada and we think that there are other asset classes where we could deploy our funds into more successfully.

All in all, I’ll walk away with about $100,000 from the sale due to equity built into the rental property and the property value increase over time.

As of now, our plan is to hold onto that money and we’re trying to figure out what to do with it.

Here are some ideas we're considering:

  •  Invest in Crypto and the Stock market: This is a very simple and boring solution, but I'm not opposed to it.  I’ve already done quite a bit of this from the sale of my last website as I've been investing an average of $20,000 a month for around 8 months and we have a pretty good account built up now.  We could end up doing this, but I'd like to diversify a little bit and try something new that provides consistent cash flow instead of a long-term investment that just sits there.
  • Purchase a property for AirB&B:  This one sounds like a great idea as we build equity into a property and will be able to rent it out to create cash flow.  The problem though is that this can require a lot of attention and I’m really not too sure how we'll be able to handle that with the new baby on the way.  Plus, the property values here in Nevada are skyrocketing due to an influx of new residents.
  • Purchase a condo and find a long-term renter:  I like this idea because a condo is low risk and though you don’t make as much money as you could on a house, it’s also unlikely that you’ll spend a lot of money on improvements or repairs.  It’s unlikely that we could utilize air B&B for this property due to Association restrictions, so we would have to find a long-term renter here.  Creating cashflow here is unlikely, I think this is more of a long-term investment that builds equity over time. 
  • Purchase a Model Y Tesla and Use Turo to Pay it Down:  As of now, this is the leading investment strategy that we have and I think it's an interesting one.  There’s definitely a lot of research to be done as I need to understand what insurance is appropriate and how often we can rent the car out, but I like the idea of purchasing a Tesla SUV and having other people pay it down over time by renting it out.  We simply don't drive that often, and we have a second car in case we need one, so I think this could be a cool way to see how Turo works while paying down a car we actually want.

    If we decide to do this, the idea is to rent it out for half of the month and take all of the proceeds to pay down the car as fast as possible.  After it’s paid off, we can continue to rent it out or purchase another car and rent that out instead.  

    The potential business opportunity with Turo is to own a rental car fleet and rent it out to tourists that visit the area.  While I'm not sure if this would work in every area, obviously Las Vegas has a TON of people visiting frequently, so I think the demand will be there.

    I like this idea of this business model because it’s lower risk than property and while there’s still a lot to learn here, in theory it makes a lot of sense to me.  Plus, this makes it so that we have assets not solely relying on online properties which is intriguing to me.

Project Updates

Udemy Update

I don’t focus on Udemy any longer, but I have made money from them every month since I stopped.

OHP Website

  • I’m happy to report that I officially had my first fully paid course sale of Keyword Research Made Easy, my new online course that focuses primarily on keyword research, which is an essential part of building a successful blog.
  • November was a pretty good month for the OneHourProfessor website and although it wasn’t as profitable as last month, I’m still happy with how things ended up. I think the best thing about this site is that many of the affiliate programs that I’m getting commissions from have recurring revenue.  Meaning, I’ll make money this month when I refer someone, but I’ll be able to make money month after month, year after year, so long as I continue to refer customers to software companies and the individuals continue to be customers.  This compounds over time and if I can continue to rank for the keywords that drive these customers, it’ll pay off for years to come.
  • Pageviews remained about the same at 48k for the month
  • This month I earned: $7,091. This was a 14% decrease in earnings MoM.
  • EPM increased to $147 which is another new record and a little bit higher than last month.
  • PLAN: I feel like the biggest win for this site has been the content   The more revisions myself and my team does, the more I see my content increase in rank and earnings.  While everything doesn’t look good on the surface because my blog traffic is falling, I don’t really care because the earnings continue to stabilize.  This month I switched my content revision platform from Clearscope to SurferSEO and I have to say, SurferSEO is superior even though it’s more affordable.  I had some success with Clearscope in the past and wasn’t willing to switch, but I think that was a mistake.  As I continue to revise content to meet the SurferSEO standards, I’m seeing rankings increase so my plan is to continue to do this myself, have a virtual assistant (who I found via Wing Assistant) do it, and I’m even considering hiring one more staff member to help me with these revisions.  At the end of the day, when it comes to competitive niches like this, I think revisions are crucial to success.  While I don’t do this across many of my sites, the OneHourProfessor site is an exception due to the niche.

  • I have done nothing on this site for at least 12 months except add Ezoic and it continues to print money for me. I have no intention of working on it and will just let this sit as I work on my other projects.
  • Pageviews hit 144k this month, which is a 4% decrease MoM.
  • This month I earned: $3,950. This was an increase of 29% MoM.
  • EPM increased to $27.41 from the prior month.
  • PLAN: This site is currently 100% passive and I do not work on it.  I intend on selling this site once I’m consistently making enough from other sites to justify it.

Website 5

  • I have done nothing on this site for at least 12 months except add Ezoic and it continues to print money for me. I have no intention of working on it and will just let this sit as I work on my other projects.
  • Pageviews hit 79k this month, which is a 5% increase MoM.
  • This month I earned: $1,655 which is an increase of 3% MoM.
  • EPM decreased to $20.83 from the prior month.
  • PLAN: This site is currently 100% passive and I do not work on it.  I intend on selling this site once I’m consistently making enough from other sites to justify it.

Website 6

  • This website continues to surprise me and grew again this month. To be clear, I’ve done absolutely nothing to this website in over a year and suddenly traffic has started to spike and I’m making more in display ads and affiliate marketing than I ever have.
  • Pageviews hit 25.7k this month, which is a 4% increase MoM.
  • This month I earned: $551 and earnings increased 7% MoM.
  • EPM is at $21.38
  • How Much Have I Invested in This Website: $5,718
  • How Much Money Has This Website Made? $3,917
  • Total ROI: -$1,801 (If I were to sell the website today, I can assume I’d sell for an estimated $17k.  Which means a net gain of roughly $15,200)
  • How Much Content is on the Website? Keep in mind this website is mostly focused on affiliate content with some informational content: 222 Blog posts
  • PLAN: This site has grown too well recently to ignore it.  So, at the start of the year, I’m going to hire a new writer to create content for the site.  The good news is that my virtual assistant already understands how to format the posts for the site, so things should be pretty seamless once I find the right writer. 

    I’ve always been a big fan of reinvesting into my profitable sites to grow them even further.  This site was never a bust, but it also never lived up to expectations.  But now with the sudden increase in earnings, I’d be a fool to not reinvest and try to grow it more.  Why it suddenly started to see an increase in traffic I’ll never know, and frankly, I don’t care.  I’m just happy to see it growing and want to add more fuel to the fire as Google seems to suddenly like the site.

Website 7

  • This site is clearly a monster and while I wasn’t sure if it would even make $1000 per month when I started it, I can now see a path to making 10 times that. My team continues to publish 10+ posts per week here and even though page views aren’t increasing as fast as I’d like, the trend continues to be up and to the right.
  • Pageviews reached 150k this month, a 1% increase MoM.
  • This month I earned: $6,954. This was an increase of 25% MoM.
  • EPM for the site this month is $46.21.
  • How Much Have I Invested in This Website: $38,660 ($900 Content budget each month)
  • How Much Money Has This Website Made? $51,083
  • Total ROI: $12,483 (If I were to sell the website today, I can assume I’d sell for an estimated $210,000. Which means a net gain of about $222,500)
  • How Much Content is on the Website: Keep in mind that this is an informational type of website, not affiliate related at all.
    • 1647 Informational pages on the website
    • 152 Informational Blog Posts
  • PLAN: Last month I mentioned how I was going to upgrade my Ezoic plan and projected a 15% increase in earnings. I’m happy to admit that I was very much in the wrong there.  This much the site showed a 25% increase in earnings, which is quite a lift and more than anticipated.  Granted, it is Q4 so display ad revenue is going to be at the highest point, but it’s obvious that I made the right decision.  Just as I have been in previous months, I’m going to continue the content investment into the site.  Things are obviously working well and I think my current plan is the path that I’ll continue to follow.  I could increase my investment here significantly and get a second writer or use an agency to help produce much more content faster, but I’d rather just continue with how things have been.

Website 8

  • I was hoping for a little bit more of an increase in earnings this month for the site. If you recall from last month, this site became eligible for display ads because it hit 10,000 page views.  For those wondering, yes you can put display ads on your site before that, but I tend to wait until that point.  Anyway, I was able to launch display ads on this site this month and definitely saw a big increase in earnings, but I expected a little bit more given the niche.
  • Pageviews hit 9.5k this month, which is a 7% decrease MoM.
  • This month I earned: $188, which is an increase of 102% MoM.
  • EPM is now at $19.72
  • How Much Have I Invested in This Website: $8,164 ($400 Content budget each month)
  • How Much Money Has This Website Made? $1,105
  • Total ROI: -$7,059 (If I were to sell the website today, I can assume I’d sell for an estimated $6k. Which means a net loss of about $1,000)
  • How Much Content is on the Website? Keep in mind this website is mostly focused on affiliate content with some informational content. 
    • 264 Informational Blog Posts
  • PLAN: While I was happy to see this site finally hit the display ad threshold, I was hoping for a bigger increase in earnings.  Ideally, I would’ve liked to have gotten the earnings to where they cover the expenses every month.  While that didn’t happen, I’m now spending around $200 on this site every month in content and I’ll continue to grow it to try to offset this cost.  Also, at some point, I’m going to have to focus on link building here because although this site continues to grow, I know that links would propel it and accelerate the growth exponentially.  As of now, I’m just going to stick to three pieces of content per week and continue to grow slowly but link building is on my mind.

  • This is month 9 of the (100% Outsourced Authority Website Built by BrandBuilders). This site continues to grow in traffic and I’m very happy to see where it’s at.  All the content on the site at this point is what I launched with.  The traffic continues to increase as I keep pointing new backlinks to the site referencing it in various guest posts that I’m writing.
  • Pageviews hit 2,020, a 75% increase MoM.  
  • This month I earned: $0 (Site not monetized yet)
  • EPM is at $0
  • How Much Content is on the Website?
    • 33 Informational Blog Posts
  • PLAN: As of now, I’m going to continue to build up this website’s authority by including links in random guest posts that I write.  I’m not entirely sure when I’m going to hire a writer for the site, though I’m starting to consider it because the domain authority of this site in Ahrefs is 36 and I’m confident that I could rank for some lower competition keywords.  In my head, I want to wait till I hit a DA 50 to hire a writer, so I may wait till that point.  Plus, with the success of website 6 and its recent growth, I’m better off focusing on finding a writer there for now.  But this one is definitely ready for some content when the time is right.

Website 8 YouTube Channel

  • Yet again, this channel had a successful month with very little intervention. OneHourProfessor YouTube Channel

  • While the OneHourProfessor YouTube channel doesn’t have as many views last month as it did in the past, it’s still pretty steady all things considered. I’m not really surprised that viewership has dropped off as YouTube is a very active creator game.  The more content you create, the more viewers you get.  And, as many of you know, I’ve taken a complete pause from this channel at the moment.  But that’s soon to change.
  • Views dropped to 20k, which was an 8% decrease MoM
  • Gained 365 subscribers this month.
  • Channel earned $478 this month. An earnings decrease of 12%
  • How Much Have I Invested in This YouTube Channel: $3,927 (Estimate of $120/month in expenses)
  • How Much Money Has This YouTube Channel Made? $13,116
  • Total ROI: $8,711 (If I were to sell the channel today, I can assume I’d sell for an estimated $14k.  Which means a net gain of about $27k)
  • PLAN: My intention is to jump back into this channel in January. It probably won’t be the first week, but by the end of the month I think I’ll be able to start publishing videos again.  I finally have people in place to make my job managing the OneHourProfessor site much easier, so I’m able to dedicate even more time to the brand as a whole.

Themed YouTube Channel 2 *NEW*

  • As November ends, I’m happy to report that we’re very close to monetizing this channel. As of now, the channel has just over 950 subscribers and you need 1,000 to turn on YouTube ads.  My wife and I are literally counting down the days to make this happen as it’ll start to offset the investment that we have in this asset every single month.  If you’ll recall from previous income reports, this is a faceless YouTube channel where we have hired a team to produce content for us and manage the process.   • 5k Views for the month. This was a 15% increase MoM
  • Gained 491 subscribers this month.
  • Channel earned $0 this month. (It’s not yet eligible for monetization)
  • How Much Have We Invested in This YouTube Channel: $2,800 (Estimate of $950/month in expenses)
  • How Much Money Has This YouTube Channel Made? $0
  • Total ROI: -$2,800
  • PLAN: I mentioned last month how we had a video go viral for this channel and that’s been great in growing the subscriber base and view count.  However, it still has no ability to profit from because YouTube isn’t letting us monetize.  Once we monetize, obviously I expect things to look a little better and while I know we won’t be making $950 a month, I suspect that we could make between $100 to $200 to begin.  I really feel like the sky is the limit for this channel and we have thousands of video ideas, but first, we need to get monetized.

Thalita Vlog Channel

  • Thalita’s vlog channel took a bit of a dip in November as she didn’t publish as much as she should have. That’s okay though, it continues to be a nice little hobby for her that earns her some money every month.
  • Views hit 54k this month, which is a decrease of 46% MoM.
  • Gained 688 subscribers this month.
  • Earnings were $102, which is a decrease of 33% MoM.

  • How Much Money Has This YouTube Channel Made? $461
  • Total ROI: -$889
  • PLAN: As of now Thalita will continue to publish two videos per week.

Lessons Learned

Every month, I’m going to reflect back and tell you a few different lessons that I’ve learned. My hope is that the lessons each month will be a cautionary tale for you that makes it so that you don’t make the dumb mistakes that I do along the way.

  • (OHP Website) Long-term recurring revenue is the name of the game. While it’s great to make a commission off the sale of a product here and there, I focus try to more on long-term recurring revenue instead with the OneHourProfessor site and while the results aren’t blowing me out of the water, I’m happy to see what’s been happening thus far.
  • (OHP YouTube Channel) Monetizing with display ads on YouTube can suck.  While I am slated to make around $400-$500 per month, which isn’t bad, I can make substantially more with course sales and my content strategy will align with that in the future.
  • (Website 8) Display ad earnings aren’t always the answer. While website 8 did hit my 10,000 pageview display ad threshold, it still hasn’t come close to offsetting costs.  Ezoic is still optimizing revenue, so we’ll see how things go by the end of December, but this was a bit of a letdown this month.
